PRESIDENT + COOWith a big thinker at the helm, the company needed a unique individual to dive in, bring that audacious vision to life, and expand the company’s footprint. Keystone found that person in 2005 when Rich joined the team. Rich directs the development, leasing, and management of Keystone’s portfolio with a forward-thinking insight that brings concepts to execution. At Keystone, he’s credited with over 20 million square feet of lease transactions and five million square feet of development, collectively valued in the billions of dollars. His career-defining transaction (so far) is signing AmerisourceBergen to their new headquarters, catalyzing the development of SORA West in Conshohocken.
Prior to Keystone, Rich held leadership roles at Stoltz Management Company, Prentiss Properties Trust, and Pennsylvania Real Estate Investment Trust. Rich holds an MBA from Temple University and is a licensed real estate broker in Pennsylvania.

Marc Rash
EXECUTIVE VPMarc partnered with Bill in 1994. Together, Bill and Marc built Keystone’s strong foundation that continues to support the company’s progress. Marc develops long-term partnerships with investors and lenders based on trust and transparency. Adept at connecting financial dots across various deal types and capital structures, Marc’s strength is translating fiscal and legal complexities into practical, accessible narratives. He tells it like it is. Marc graduated from the University of North Carolina and received his Juris Doctor from Delaware Law School. He is a member of the Pennsylvania Bar Association and the American Institute of Certified Public Accountants.

Jamie Reyle, Esq.
General CounselJamie oversees Keystone’s legal affairs, including corporate governance, transactional law, and corporate and regulatory compliance. Jamie brings more than 15 years of diverse transactional experience to Keystone. Most recently, he served as CEO and General Counsel of RAIT Financial Trust—a former, publicly traded mortgage REIT. There, he directed the sale of RAIT’s assets over a 24-month period in numerous transactions, culminating in the sale of its remaining lending and REO portfolio to an affiliate of Fortress Investment Group LLC via a pre-packaged bankruptcy proceeding, and resulting in the wind down of the company. Jamie graduated magna cum laude from Villanova University Charles Widger School of Law with a Juris Doctor. He is admitted to practice law in Pennsylvania and New Jersey.

Michael Gallagher
Senior VP of Accounting and FinanceAs Senior Vice President of Accounting and Finance, Michael is part of a collaborative team that oversees corporate and fund accounting, financial reporting, income and expenses, annual budget prep, and annual reviews and audits. Prior to Keystone, Michael worked as an audit and tax supervisor at St. Clair CPA Solutions. He graduated magna cum laude from DeSales University with a Bachelor’s in Accounting and Finance. He is a licensed CPA in Pennsylvania.

Stacey Dennis
DIRECTOR OF MARKETING + COMMUNICATIONSStacey supports all department efforts, ensuring messaging is consistent across all front-facing initiatives and interactions, as well as reinforcing Keystone’s corporate philosophy of ‘building culture’ internally with various programs to enhance employee engagement and wellbeing. As a fully integrated company managing all aspects of development, investment and operations, Keystone’s brand messaging and core values flow into every aspect of Keystone’s business, from maintaining strong relationships with investors to ensuring a seamless tenant experience.

Heather DeFreytas
Director of Development and ConstructionHeather is the driving force behind Keystone’s developments across its entire portfolio. She recently completed the redevelopment of 1K1—the first office building in the region to install large-scale smart glass technology—and is now tackling Keystone’s new development pipeline, which exceeds $500 million. She dives into every aspect of her projects—from defining the vision to budgeting and construction management. A master multitasker, she thrives under pressure, leveraging 29 years of industry experience to effectively guide projects of all shapes, sizes, and complexities from concept to completion. Heather is a graduate of Miami International University of Art & Design and Philadelphia University, and she holds an NCIDQ (Interior Design Certification). Her passion for design and construction is so strong that she often dedicates her free time to home improvement projects.

Greg Steinberger
VP of InvestmentsAs VP of Investments, Greg gets involved in numerous business executions, including valuations, acquisitions, dispositions, refinancing, and recapitalizations. He offers strategic guidance to regional directors on lease negotiations, budgets, and marketplace dynamics. A highlight of his Keystone career, Greg underwrote the biospace and residential conversion of The Curtis—a historic landmark in Philadelphia that exclusively housed office space before the conversion. Greg received his Bachelor’s in forensic toxicology, but found his analytical skills better suited to finance. While working for PHH Mortgage originating residential loans, his interest veered to commercial real estate. He built his asset management acumen at JP Morgan prior to joining Keystone’s team and is currently pursuing a CFA designation.

Sara Lopez
Director of Human ResourcesSara develops and implements HR initiatives that align with the company’s goals, focusing on operational efficiency and employee engagement. In her brief but impactful time at Keystone, she’s already introduced new education and wellness programs, coordinated a shift to a new payroll platform, and upgraded the company’s 401k offerings. At the heart of HR are the people, and that’s where Sara thrives. She blends strategic vision with genuine care for her team. Her fun and approachable energy fosters a positive work culture where employees feel informed, supported, and valued. Before joining Keystone, Sara spent 20 years as an HR Manager at Gemini Bakery Equipment Company, where she developed her passion for people management.

Jamie Rash
REGIONAL DIRECTORJamie likes to say that his middle name is ‘Awesome’, and while he’s yet to furnish real proof, it’s difficult to dispute based on his impressive track record. In his nine years at Keystone, Jamie has participated in the acquisition, development, and management of projects valued over $1.5 billion. He runs a three million square foot portfolio that includes The Curtis, The Washington, and 100 Independence in Philadelphia. Jamie leads a seasoned team of management, leasing, and development professionals with an emphasis on creative thinking and building culture. Together, his team is driving the evolution of Keystone’s downtown assets—all bordering Independence Mall—into a mixed-use destination with creative office, life science space, luxury residential, and placemaking retail.

Randy Johnson
REGIONAL DIRECTORRandy runs Keystone’s Florida, New Jersey, and Pittsburgh assets—roughly 2.6 million square feet of high-caliber real estate, with over half a million square feet in the development pipeline. Randy gets involved in every facet of his assets, including management, leasing, and development. The success of his portfolio is a testament to his belief that real estate is less about building bricks and sticks, and more about building relationships. In the last five years alone, he and his team executed 1.25 million square feet of leases valued at $164 million. When Randy isn’t racking up wins at Keystone, he’s riding the waves. He’s an avid surfer, complete with the relaxed mentality that extends to everything but his punctuality. His motto: ‘early is on time; on time is late.’

Robert Leu
REGIONAL DIRECTORRobert handles Keystone’s suburban Philadelphia portfolio comprising two million square feet of diverse office product with 200,000 square feet in the development pipeline. Robert provides over 20 years’ experience in managing a variety of assets in multiple class and type categories, including office, retail, industrial, and flex. His transactional expertise encompasses over $1 billion in real estate trades. When it comes to running his portfolio, Robert wears many hats, including redevelopment, finance, management, and leasing. And while picking a favorite asset is impossible, ARQ is up there. ARQ will reimagine the expansive parking lot adjacent to One Belmont into a vibrant, mixed-use town center in Bala Cynwyd, developed in partnership with Bozzuto Group. A University of Massachusetts graduate, Robert is a devout Boston sports fan. He prefers not to comment on Tom Brady.

Jeanette Hofner
AP/AR ManagerAs AP/AR Manager, Jeanette directs the workflow of Keystone’s staff accountants, and maintains accounting systems, procedures, and policies. She designs and coordinates training, ensuring her team is up to date on the latest accounting trends and software. Jeanette holds an MBA from Holy Family University.

Maria Pistilli
Senior Lease AdministratorKeystone’s very own Miss Congeniality, Maria is universally liked and effortlessly charming, with a gift for making everyone feel at ease. When she’s not dazzling the team with her spot-on voice impressions, she’s expertly managing lease documents—ensuring compliance with lease terms and keeping Keystone’s accounting data up to date. Maria is always up for new challenges and never misses a beat when it comes to deadlines. Her innovative approach has streamlined lease administration while injecting the workplace with contagious energy. Outside the office, you’ll likely find Maria in the kitchen experimenting with new recipes. She takes great joy in sharing her delicious creations with friends and family, and if we’re lucky, we get to enjoy some of her treats at the office.

Jake Fruncillo
LEASING DIRECTOROne of Jake’s career highlights at Keystone is the successful rebrand and lease up of Veva, a disjointed suburban office park turned cohesive work experience in Blue Bell. Now, he’s taking that magic to downtown Philadelphia, where Jake is creating a connected, mixed-use campus on a grander scale. At The Curtis, 100 Independence, and The Washington—comprising three million square feet on the perimeter of Independence Mall—Jake is leasing space to a diverse tenancy, from cutting-edge life science to destination retail to creative office, and these dynamic uses are working together to shape a symbiotic, urban ecosystem. Since taking over the portfolio in 2020, he’s leased 215,000 square feet (and counting) with a value over $43 million.

Sam Mattei
Regional Property & Construction ManagerSam and The Curtis are synonymous. He knows the one million square foot landmark inside and out, with anecdotes of its storied legacy always at the ready. Sam’s 40 years of management and engineering expertise are essential to The Curtis’ dramatic, ongoing transformation from an historic office building into a mixed-use property, specifically the build out of life science space and luxury residential. His successful execution of Keystone’s vision for The Curtis received global acclaim in 2020 when the building won the BOMA International TOBY Award in the mixed-use category. Sam also manages nearby 100 Independence, an architectural icon opposite the Liberty Bell and home to Independence Beer Garden, La Colombe, and 450,000 square feet of creative office space.

Joe Dyer
Regional Property ManagerJoe manages Keystone’s north New Jersey portfolio comprising 1.45 million square feet. With 30+ years of facilities and management experience, Joe believes in people first. This philosophy informs his approach to building positive, synergetic relationships with tenants, vendors, and team members that help create vibrant communities. Notable property initiatives include the conversion of 30 Knightsbridge to Middlesex Science Center in Piscataway, and the implementation of a GPS bipolar ionization system and a 3,900-kilowatt solar array field at APX in Morristown. In 2017, Joe and his team received a BOMA New Jersey TOBY Award for 17-17 Route 208 North in Fairlawn, followed in 2018 by a Grand TOBY Award win for 30 Knightsbridge. Joe’s designations include SMT, SMA, and RPA within the BOMI curriculum.

Chris Andreyo
Senior Property ManagerChris manages Keystone Summit, a 554,470-square foot campus of five interconnected buildings on 101 acres located outside Pittsburgh. Each building is different, in design and size, with distinctive workspaces that house a high-caliber tenant roster. Essentially, Chris is the mayor of a small town where no day is the same. And she does it without breaking a sweat. Chris blends enthusiasm, optimism, and clear communication to build lasting relationships with tenants and team members.

Debbie Fay
Senior Property ManagerDebbie manages over one million square feet, including Veva in Blue Bell and Sora (East and West) in Conshohocken. She boasts 20+ years of facilities and property management experience, and it shows. Her amiable disposition and steadfast dependability make her a fan favorite among tenants and team members. At Veva, Debbie brought Keystone’s aspirational vision of ‘building culture’ to fruition, creating a vibrant, connected work environment. Today, Veva sets the benchmark for a suburban office campus in the region. The property received BOMA Philadelphia TOBY Awards in 2017 and 2020.

Vanessa Hantman
Senior Property ManagerVanessa, a Keystone veteran of 13 years, manages six suburban Philadelphia office buildings encompassing 784,000 square feet and including Keystone’s Bala Cynwyd portfolio and Parkview Tower in King of Prussia. She holds a BA in Accounting and Finance from Temple University and is a licensed real estate salesperson in Pennsylvania.

Stefanie Mattina
Senior Property ManagerStefanie manages over 400,000 square feet in suburban Philadelphia, including 1K1 and VFOC. Until recently, she also managed Westlakes, where her talent for building community created a dynamic campus that neared industry records when the property sold in 2021. Today, at 1K1 she is shining again, overseeing the redevelopment of the building into a 21st century hub that will be the region’s first to use smart glass technology. Her open and dependable communication ensures a more enjoyable tenant experience during construction and beyond. Stefanie’s expertise comprises over 15 years, including positions at Mack-Cali and Brandywine Realty Trust. She holds RPA and FMA designations.

Michael McQuaid
Senior Property ManagerMike brings over 40 years of expertise to the table. He is one of Keystone’s most respected property managers entrusted with over one million square feet of real estate, including Airport Business Center, Rosetree, and SORA West. Dedicated and dependable, Mike’s management style emphasizes organization and time management. In 2017, Mike accepted the BOMA Philadelphia Grand TOBY Award for Rosetree. The Outstanding Building of the Year (TOBY) Awards recognize excellence in property management, and the Grand TOBY is its highest honor. The property also won the Boma Mid-Atlantic TOBY and competed at the BOMA International level.

Jamie Renn
Senior Property ManagerJamie manages 100 Independence and comanages The Curtis, collectively 1.4 million square feet on Independence Mall in Philadelphia. Historic buildings with a diverse mix of tenant types, from lab space to restaurants, promise a dynamic workday, every day, and Jamie relies on flexibility, a positive outlook, and her levelheaded demeanor to adapt and succeed. Jamie’s prior real estate experience includes positions at Post Brothers, Morgan Properties, and Berkshire Communities.

Val Hardy
Property ManagerTo support the expansion of Biospace at The Curtis (now over 320,000 square feet and counting!), Keystone welcomed property manager Val Hardy to the team. With over 23 years of experience at the University of Pennsylvania, Val has a strong track record in laboratory management and design. He played a key role in developing a secure, airtight research space for BSL-3 viruses, collaborating with world-renowned researchers tackling global health challenges like HIV, SARS, West Nile virus, Dengue fever virus, and COVID-19. Val completed the National Biosafety & Biocontainment Training Program at UC Irvine, earning a certification in Laboratory Biocontainment, Operations, and Maintenance. When he’s not supporting innovative biotech companies at The Curtis, Val enjoys a day of fishing or traveling to Korea to visit family.
