In the zone.

HYVE comprises five buildings in Kendall, a high-performing Miami submarket. Businesses in the region have long been attracted to Dadeland for its accessible location and high-quality office space. The property is braced by Route 1 and the Palmetto Expressway, walkable to Downtown Kendall, and two blocks from the Dadeland South Station, the terminus of Miami’s Metrorail system.

HYVE sits on the largest land area within the Downtown Kendall Urban Center District established by Miami-Dade County to promote urban format, walkable, mixed-use development. What’s more, it’s proximate location to Dadeland South Station offers immediate access to The Underline. Drawing inspiration from New York City’s Highline, The Underline is transforming the land below Miami’s Metrorail, from Brickell to Dadeland, into a 10-mile linear park, urban trail, and public art destination.

The property’s irreplaceable location coupled with the new zoning gives rise to a grand-scale vision that will transform HYVE into a vibrant, mixed-use destination.

Miami vibes.

Phase I will transform HYVE 9400, a 134,698-square foot office building, into 121 luxury residential units featuring new, hurricane-resistant windows and private terraces. Resort-style amenities will include a state-of-the-art gym, complete with a yoga room and showers, and a pool area equipped with cabanas and lounge spaces. The campus will be updated with new drive lanes and a rerouted traffic flow to ensure easy and safe navigation. Walking paths, sidewalks, and crosswalks will be reconfigured for enhanced pedestrian access.

Dadeland rising.

Long term, HYVE envisions a phased mixed-use development with office, hotel, and residential supported by parking, retail, and restaurants, and featuring uninterrupted views of Key Biscayne and the Atlantic Ocean to the east, and south to the Florida Keys.
